Marketing your home can be difficult without an experienced
agent. Your agent will discuss with you different marketing and selling
strategies to find one that suits your home.
Your agent can show your home when you are busy at work.
Many buyers can’t come to view your home when the time is convenient for you.
A lock box can be installed outside your home that allows
many agents to show your home.
More agents – more
buyers – higher selling price.
Your agent is well-versed on the local and state laws
concerning disclosure of defects. These laws vary from state to state and many
states have complicated disclosure laws. You don’t want disputes and litigation
in your future.
For instance, do you have to disclose:
High water damage from 1957?
Radon gas possibilities?
Lead base paint?
A termite problem from 17 years ago?
An irritable neighbor?
The type of wiring or plumbing?
A murder that occurred before you purchased your home?
Work done on your home without a permit?
If you sell your home yourself, you’ll have to be extra
careful about how and what you say to prospective buyers. You don’t want any
implied warranties or legal problems occurring from an off-hand remark you
made. It’s better to have your real estate agent interact directly with
potential buyers.
Agents have a high tolerance for first-time buyers. These
buyers are usually scared and have no idea how much money they will need at
closing. You can probably remember how you felt when you bought your first
home. Your agent can help them through the uncertainties of everything from
home insurance to mortgage financing.
Do you know the current market rates for mortgages? Your
agent can offer information on mortgage financing and where to find the lowest
or most convenient rates and terms.
Can you guess the approximate title fees, attorney fees,
escrow charges, tax and insurance escrow, points on financing, and other
questions your buyers will have? Your agent can take care of this for you.
A real estate agent is important in negotiations. It’s
better to have offers going back and forth between a third party so nothing
gets personal. This could save you thousands and keep your buyer happy.
