Closing Company/Attorney
It is best to identify a closing company/attorney earlier rather than
later. Ultimately the buyer can choose
any closing company but you should be prepared to make a recommendation.
Disposition of Deposits
You can never be assured a closing will take place therefore you should
always protect the amount of the deposit.
The best way to accomplish this is to put the deposit with the closing
company. If the sale should fail and the
deposit is to be returned the closing company can issue the check.
Buyer Remorse
Almost
every buyer at one time or another has felt buyer remorse. It would be wise to prepare your buyer for
that emotion so when it occurs they will remember your advice and hopefully
move on.
Appraisal
If the
buyer is applying for a loan to purchase your property, an appraisal will most
likely be required. The property must appraise
for the sales price, otherwise, the mortgage company will not approve the
loan. If the sale is all cash, normally
an appraisal is not required. The
purchase typically pays for the appraisal.
Survey
At one time
surveys were required on all sales. A
survey may or may not be required to complete the sale; the mortgage company
will make this decision. Surveys are
typically paid for by the buyer.
Certified Funds
If
you are required to bring money to the closing, be prepared to bring certified funds.
Keys, garage door openers, appliance books
Don’t wait until the closing, locate these
items and be prepared to give them to the buyers at the closing.
