When you make a counter offer
When negotiating for your ideal selling price, be aware that buyers focus their attention on if your home is worth the asking price. Things that were important to you may not be so important to the buyers.
Here are some examples of things that may motivate you, but have little meaning or price effect on new buyers:
You may mention how you’ve enjoyed living in your home and the wonderful neighbors
How friends always comment on your maintenance-free ceramic tile in the kitchen.
How convenient the fireplace is in the winter. Especially how easy it is to turn on with no mess and no clean.
How the screened patio is nice for the kids to play.
How the flowering plants just flourish on your new patio.
How you decorated your home for the holidays – during Christmas, Halloween, or Easter. How you draped the stairs with Christmas garland in December.
What counter-offer items have meaning to buyers?
How your utility bills and taxes are the lowest in the area.
If you’re moving out of the country, offer to leave your super-heavy glass dining room set for a reasonable price. Negotiating the selling price by including this and other possessions especially if the buyers don’t have a lot of furniture.   
Offer to pay a portion of your buyers’ closing costs. Less money needed at closing will certainly separate your house from your competitors.
Offer to move immediately upon closing.
If the buyers are hesitant because they fear costly home repairs, offer to purchase a one-year home warranty.
Offer a $1,000 carpet allowance if the buyers agree to full price. If there are similar homes on the market and all are priced the same as yours, which home do you think the buyers will choose? Yours – with the $1,000 carpet allowance!
Because you and your real estate agent have done your homework, you know the competition. You know the value of comparable homes in the marketplace, so you don’t have to make a “fire sale” discount to sell your home.

Remember, you will sell your house to the highest bidder so you will be getting fair market value.
