Avoid Direct Negotiations with Buyers


Use your real estate agent as a buffer to prevent person-to-person conflict in your negotiations. If you deal directly with a buyer, personalities and egos get in the way of the facts.

For instance, the buyer mentions to you that the reason for the low offer is because of the ugly carpeting and drapes that will have to be replaced. 

But you love these drapes! Your daughter made them in school and you are so proud of them! And now you feel hurt, insulted, and you start to dig in your heels and become a tough, no-nonsense seller who won't take anything but the full asking price.

Your potential sale is gone...

This emotional conflict and lost sale could be avoided by having the buyers' personal comments filtered through your real estate agent. Your real estate agent will present the offer without the commentary. Then you can make an unemotional, informed decision based upon the offering price.
