Price.
There is no such thing as a home that will not sell.
There is a such thing as a home that will not sell at a certain asking price.
No matter what the home's condition, or how nosy the neighbor is next door, there is always some price at which the home will sell.
For example, let's say a home has a listed selling price of $200,000. Yet, no offers have been made for over one year. Does that mean this home can't be sold?
Of course not. It just means that this home can't be sold for $200,000.
If the price of this home were reduced to only $1, there would be thousands of buyers making an offer. The only thing that prevented the sale of this home was -- price!
All homes have a value. In the above example we know that the home's value is somewhere between $1 and $200,000. Hopefully the value is closer to $200,000.
If the price is too high, you have no buyers.
If the price is too low, you have too many buyers.
But there is always a price at which any home will sell.
