During Buyer Visits

When potential buyers come to view your home.

You won’t want to be around when your real estate agent brings potential buyers to your home.

Serious buyers will want to look inside cabinets and closets. Your presence will make them feel self-conscious and prevent them from seeing enough of your home to make a buying decision.

You don’t want to lose your negotiating advantages by having to answer direct questions from potential buyers such as:

“Would you take less than your listing price?”

“Is there anything we will have to fix after we purchase your home?”

“”What problems have you had with your home or neighbors?”

“How soon do you have to sell?”

If you have children, there is nothing more embarrassing then one of the children saying “See that? That’s where Dad painted over the ceiling when the pipes broke.”

You will want your real estate agent to show your home and accentuate its best side. Because your real estate agent has pre-interviewed the potential buyers, your real estate agent will know which features to bring to their attention.
