Instruct Your Children
Children are oftentimes overlooked in the sale of real estate both on
the seller side and the buyer side. More
often than not the children have no say in the reason for a move but should
have a say in other aspects of the move.
Get the children involved by getting them excited about the move. Let them know how important a member of the
sales team they are and that you need them to help keep the home as neat as
possible. They should also be instructed
to play outside while the home is being shown and not to interfere with any
conversations between you and a potential buyer.
Security
Sellers
need to know that all persons inquiring about their home are NOT
honorable. In fact there are
professionals at work trying to find out if a home is worth breaking into or
worst, harming the sellers. When there
are no filters such as a real estate agent involved, these “professionals” know
that sellers are anxious to sell their home and therefore will literally let
anyone come into their home thinking they cannot afford to lose an opportunity
to sell. Ask the agent who provided you
with these tips to also provide you with a Security Report.
The Computerized Market Analysis
Which homes are for sale? Which homes would be considered your
competition? Which homes failed to sell? Which homes sold and for how much? Where they truly comparable to your
home? How do you know? Researching this information is extremely
difficult and very time consuming if you do not have a professional real estate
agent doing this work for you. You need
to know the market and the Computerized Market Analysis is the only way to be
certain of your information. Without
this information it would be extremely difficult to properly price your home
based upon current market conditions.
