Terez's Tips for Selling Your Home - part 2

Know Your Mortgage Terms
Most mortgages do not have pre-payment penalties involved but some do.  Call your mortgage company and ask what is needed to sell your home and what fees may be applicable.  Send your mortgage company an official notification of placing your property on the market and ask for a payoff so you can negotiate from knowledge rather than just guessing.



Being Mentally Prepared
Sellers are attached to their homes.  To be as effective as possible you need to detach yourself from your home and think more of it as a “house”, a commodity that is being sold rather than family memories.  Buyers don’t care about your memories or your lifestyle – they just want to buy a home and then begin building on THEIR memories and lifestyle.  Be prepared for what might be considered as insults regarding your home.  “Kitchen needs updating.”  “Carpet is old and very dated.”  Comments like these can be a deal killer when the seller takes the comments personally.



Know Your Buyer’s Mindset
Most buyers have a basic mistrust of sellers believing that the sellers are withholding crucial information that if known would kill the sale.  Buyers are skeptical to say the least.  It is important to develop a relationship with potential buyers before trying to sell them your home.  You need to relax the buyer and make them feel comfortable and you trustworthy.
