Specific Advantages of working with a Real Estate Agent/Consultant
First there is a difference between an agent and a consultant.  In any sales profession, only 20% of the people sell 80% of the property.  Most of these 20% people are consultants meaning that they engage the customer in an in depth needs analysis before they try to meet and exceed those needs.  That is why they close 80% of the sales.  The remaining 80% of the profession make a great deal of assumptions regarding what the customer wants and then they hope to meet those needs.  The advantage of working with an agent/consultant is that you are electing to work with a professional who is trained in real estate sales and customer relations.  From a security position, professional real estate agents/consultants normally qualify their customers BEFORE they begin showing properties.  Therefore there is also a certain risk reduction in working with a licensed real estate professional.  The single greatest advantage of working with a real estate agent/consultant is that for the past 50 or more years, the real estate industry has spent millions of dollars if not billions positioning itself to where 80% to as much as 90% of all buyers of real estate do so with the assistance of a real estate professional.  So when someone elects to work with a real estate agent/consultant they are hiring the agent/consultant not so much for what they are GOING to do as for what they have ALREADY done – attract buyers.  Sellers attempting to sell their own property are therefore working with about 10% of the market.



Clutter
Get rid of it. Nothing makes a home look smaller than a lot of clutter.




Excess Noise
Get rid of it.  You want your home to be inviting.




 
Children and pets
Sellers may not like to hear this but children and pets need to go elsewhere when the home is being shown.  A lot of people are nervous regarding animals and you do not want your home NOT to sell because of a dog, cat or some other type animal.  Children can be very distractive to buyers.  You want buyers concentrating on your home; not your children, your pets or your lifestyle.
