Terez's Tips for Selling Your Home- Part 5

Overpriced Properties and Related Problems:
Buyer’s and real estate agents use overpriced properties to help sell properly priced properties.  Overpriced properties tend to discourage buyers where they think they will never find what they want at the price they prefer.  Then when a truly comparable home is shown that is properly priced it stands out as being the best value on the market and it sells.  Overpriced properties become known as “shop worn” where they have been on the market for a long time.  Sellers then begin to reduce the price over and over again and eventually sell for a price well below what would have been considered as its proper market value when it was first placed on the market.  Real estate agents tend to put the overpriced properties out of their mind and simply do not show them to their buyers.

Know Your Property’s Value Based On Market Conditions:
The MARKET determined value, not what the seller thinks is its value, a real estate agent thinks its value is or what a friend or relative thinks.  The market drives price.  A property is only worth what someone is willing to pay for it, an appraiser is willing to support through the appraisal process and a mortgage company is willing to lend a buyer to pay for it.  The fact that the MARKET determines value cannot be overstated.

The Internet:
Only a few short years ago the Internet was used by approximately 3% of the public to find real estate for sale.  That number has not been estimated to be upwards of 70% or higher.  Failure to use the Internet to promote properties can severely hamper the possibility of a sale.  There are For Sale By Owner sites that typically charge to have the property listed.  The problem is TIME.  A great many buyers do not have the luxury of time to search for or look at For Sale By Owners when they are only in town for a few short days to find their next home.  Most real estate firms are deeply entrenched in using the Internet to promote real estate.

Terez's Tips for Selling Your Home- Part 4

Know Your Competition
The term real estate people use is “absorption rate” which means how many homes are for sale and how many homes have sold in the past 6 or less months.  If you don’t know which homes you are competing with it is difficult to know where to price your home to make it more attractive than the competition.

Know Your Expired Competition
Another way of looking at expired properties is to consider them as properties that the MARKET REJECTED – they did not sell.  Why didn’t they sell?  Usually because the price did not reflect its condition or simply put – they were overpriced.  There is a price for every property at which it will sell.  The competition of homes for sale, homes that expired and homes that sold will determine what the price is.  The market price is based on what the seller needs to net or because they need the money.  Would you pay more for your next home simply because the seller needs the money?

The Bidding Process/Negotiation
The one major problem most sellers experience when a potential buyer shows interest is being over anxious to sell and therefore “giving up the farm” to get a contract.  A buyer makes and offer to buy.  The seller can accept the offer or reject the offer.  A third option is when the seller accepts a portion of the offer and makes a counter offer on certain details of the buyer’s offer.  When this occurs the buyer is in no way obligated to the purchase agreement from that point.  The buyer can accept, reject or counter.  It is a “back-and-forth” negotiation.  The offer, rejection and/or counter offers should ALWAYS be in writing to avoid any conflicts.  Most buyers and sellers resort to simple verbal conversations and they are difficult if not impossible to prove.  Get everything in writing.

Terez's Tips for Selling Your Home - part 2

Know Your Mortgage Terms
Most mortgages do not have pre-payment penalties involved but some do.  Call your mortgage company and ask what is needed to sell your home and what fees may be applicable.  Send your mortgage company an official notification of placing your property on the market and ask for a payoff so you can negotiate from knowledge rather than just guessing.

Being Mentally Prepared
Sellers are attached to their homes.  To be as effective as possible you need to detach yourself from your home and think more of it as a “house”, a commodity that is being sold rather than family memories.  Buyers don’t care about your memories or your lifestyle – they just want to buy a home and then begin building on THEIR memories and lifestyle.  Be prepared for what might be considered as insults regarding your home.  “Kitchen needs updating.”  “Carpet is old and very dated.”  Comments like these can be a deal killer when the seller takes the comments personally.

Know Your Buyer’s Mindset
Most buyers have a basic mistrust of sellers believing that the sellers are withholding crucial information that if known would kill the sale.  Buyers are skeptical to say the least.  It is important to develop a relationship with potential buyers before trying to sell them your home.  You need to relax the buyer and make them feel comfortable and you trustworthy.
